December 2013: Coral Gables Real Estate Market Update

Stats for single family home sales in Coral Gables for December are in, even though 2013 already seems like a lifetime ago! It’s always good to get a  recap of the market. Low inventory still spins the narrative, however. Compared to 2012, there were 22% fewer home sales in Coral Gables as compared to December 2013. This does not mean the market is down – it means there was not enough inventory.

A Love Letter to My House Crush: 3613 Bayview Road

As some of you may know, I live in Coconut Grove and love ADORE character-filled homes. I guess that is why I can’t seem to get enough of 3613 Bayview Road. It’s über-charming with its screened in verandahs, original fireplace and wood floors yet updated enough to exude comfort.

I posted about this home twice already and am thrilled to be showing it often. I discover something new every time. In honor of dreamy homes (one even my daughter is swooning over), I’ve created this 30 second love letter to this charming home!

Miami: Top Ten U.S. City

A recent study by the real estate company Movoto ranked Miami among the top ten US cities. Throughout the year they rank cities by every imaginable criteria: top meat lovers city, best dressed city, most nerdy city, etc. Now they’ve compiled all the rankings and developed a top ten list. Miami placed 9th. There are a few points I could argue with in their recap, but I agree  that we’re one of the top places to live – so I’ll give them a pass. Read below for details!

Best Dressed: 3rd Funniest: 8th Healthiest: 16th
Meat Lovers: 4th Most Steampunk: 8th Most Exciting: 26th
Smartest: 5th Nerdiest: 8th Hardest Working: 28th
Food Lovers: 6th Home Buyers: 15th Family Friendly: 45th
Movie Lovers: 7th Preppiest: 15th Most Saintly: 46th

According to Movoto: It might not be very family friendly (45th) or saintly (46th), but boy if Miami doesn't look good. The Florida metro's highest rank was in Best Dressed, where it placed third overall, but it got high marks for Meat Lovers (fourth) and Smartest (fifth) too.


Actually, Miami earned itself several top 10 finishes, with the likes of Food Lovers, Movie Lovers, Funniest, and Nerdiest. Hardest Working was pretty low at 28th, but we suspect that's due to all the nightlife, which in turn takes us back to those near-last-place finishes for Family Friendly and Most Saintly. Starchitecture Firm Awarded Coconut Grove Project

Starchitecture – yes that is a term now. It refers to architecture firms or architects that have star power – and that’s what South Floridians are getting with the firm selected to design the mysterious condo project on the previous Coconut Grove bank site.


The New York Times announced that after a 4-way competition, the winner is the Office for Metropolitan Architecture (OMA). Many specifics have not been shared although some designs will be on display during Art Basel. Here are the tidbits that were shared by

“OMA’s winning proposal was for six towers, with each building housing just one or two units per floor. “So each apartment has almost 360-degree views, which is representative of the Coconut Grove style, where the inside and outside is intimately interlocked,” Mr. Shigematsu said. “The homes are like stacked villas, very different from an apartment where you are always sandwiched between two walls and have only one direction to look at.”Under the proposal, added Jorge M. Pérez, the founder and chairman of the Related Group, “all of the units have private elevators, and they did a series of openings so that light comes in from everywhere — maximizing not just the view but also the light.”

Typically, an architect’s original proposal is not what gets built, and this development is no different. As it now stands, the working plan calls for only two to three residential towers, with units that range from 2,500 square feet to 3,500 square feet and are priced from $2 million to $4.5 million. Penthouse units will be larger and have higher prices.”

I for one am looking forward to this unique albeit quintessential Coconut Grove residential project.
